Made of reinforced concrete, 2500 kg/m³. The floor element is moulded with an upstand/hulk.

The floor thickness is customised to the sound and static requirements. This will vary from 150 – 180 mm in thickness.

Drainage and heating installations are moulded in.

Drainage installations will be completely moulded into the floor construction.

Detail around doorsteps/ transition to adjacent floor will be customised according to customer requirements.

The floor element is made with a minimum 30 mm moulded-in slope towards the floor drain.

The recess for the bathroom pod is moulded into the element.

Top side of the floor element: Smooth moulded side.

Underside of the floor element: Levelled concrete with a tolerance of +- 5 mm.



Made of cross-reinforced pumice concrete, 1800 kg/m³. If there are special local authority requirements for the walls of load-bearing installations, these can be made of 2500 kg/m³ reinforced concrete.

Wall thicknesses vary from 120 – 180 mm depending on the size of the vertical loads and the number of storeys.

The wall elements are cast vertically with 2 mould sides. Moulding is done so that 2 walls and the ceiling are always moulded together. The remaining 2 walls are also moulded as one. Visible external corners are moulded as far as possible without element joints. The wall elements are made with a “toe” on the outside, so that the outside wall is finished below the finished floor of the building.

All load-bearing walls are moulded floor-high. The pod height is calculated based on the lowest existing storey height. Allow a minimum of 30 mm tolerance vertically between the pods.

Exterior visible walls are fully levelled and factory-filled.

Interior walls are either tiled or filled, covered with felt and painted in gloss level 20.



Window lights can be mounted on wall elements, so that the inside of the window light can be tiled or covered with felt at the factory. At an additional cost.

Ceiling thickness can be increased according to customer requirements if special conditions demand it. The underside of the ceiling is smooth, fully filled and painted in white, NCS 0502Y gloss level 5.



The cabinets are connected with welding brackets or moulded together vertically via continuous reinforcement locks.



A wet room membrane sealing system from PCI type Seccoral 2K is used. See technical specifications here

The wet room membrane is made according to. SBI guideline 252



Empty pipes and electrical boxes are embedded in walls.

Make LK is used.

There is a choice between the manufacturer’s different models, e.g. Fuga, Opus, etc.

Unless otherwise specified, all empty pipe installations are Ø 20 mm flex pipes.

As a minimum, equipotential bonding is carried out from the main reinforcement of the pod as well as the ventilation spigot.


Basic connection options


Connect to a junction box in the service shaft.

Connected to external switch box for light to the bathroom pod through 2 empty pipes routed to the floor.


Washing machine/dryer:

Connect to junction box in the service shaft.

Connected via coiled 5 x 2.5 m² mm cable with a length that reaches the control panel.


Potential equalisation:

Connect to a terminal block in the service shaft.

Connected via coiled cable with a length that can reach the switchboard.


The electrical installation is carried out in accordance with the high voltage regulations.

Electrical installations are tested according to. KS-manual form KE.



Domestic water installations are made of 15 mm pex pipes, run in a pipe-in-pipe system.

Junction boxes are moulded into the wall elements for the tap points.

The system is VA approved.

The water installations are routed vertically up the walls of the bathroom pod above the pod ceiling to the service shaft. The water installation is terminated either with 2 distribution pipes with ¾” threaded connection in the service shaft or with a rolled-up excess length of Pex pipe.

An additional connection point for water connection to the kitchen sink can be provided on the pod’s distribution pipe.

Water installation is leak tested according to KS-manual form KS2. KS-manual form KS2 and KS-manual form KS1.



Internal drainage installations are routed in welded PEH pipes made by Geberit.

Standard floor drains are ABS floor drains with stainless steel grates, Purus, type Maxiflex.

Alternative drain channels are Unidrain or Blücher.

If possible, the drain installation should be terminated in a service shaft. Drain installations from floor drains, washbasin and washing machine are, as far as possible, combined into one pipe with a 50/75 mm PEH drain pipe. Drains from the toilet are dimension 110 mm PEH.

Drainpipes internal to the bathroom floor are laid with a 16 per mille fall in accordance with the DIF standard for drain installations. DIF standard for drain installations

All materials are CE type-approved.

Drainage installation is leak tested according to KS-manual form KS1. KS-manual form KS1.



Water-based underfloor heating is the normal standard solution, realised in 15 mm pex pipes.

The underfloor heating is regulated with a return valve controlled by a thermostatic element. The underfloor heating is terminated in the service shaft, with the necessary excess pipe length so that the pipes can reach the apartment’s heat distribution pipes without joints.

The underfloor heating installation can alternatively be supplied as a pipe system with room thermostat control. The Pex underfloor heating pipes are fixed to the top reinforcement mesh in the floor of the pods with a covering concrete layer of approx. 30 mm and with a distance of 250 mm between the heating loops.

Electric underfloor heating can be provided if desired.

The heating installation is leak tested according to KS-manual form KS2. KS-manual form KS2.



The bathroom pods are normally supplied with an extraction valve for central extraction. This is terminated with a Ø 100 mm spigot in the service shaft. Alternatively, the valve can be placed in the ceiling and routed via an attached ventilation pipe to the shaft.

A silencer can be fitted if necessary and there is sufficient space above the ceiling of the bathroom pod.

An electric fan can be supplied if required.



Mounting rails (half-iron) can be moulded into the shaft walls of the bathroom pod for shaft installations carried out on site.



The bathroom pod is not normally delivered with door leaf and frame fitted but can be delivered by agreement.

The door leaf is supplied sealed at the top and bottom by the manufacturer. Swedoor is the normal make.

The frame is installed without interior mouldings with a 4 mm projection and sealing between the frame and the wall.

The frame is delivered primed for painting on site by another contractor.

On the outside, the frame protrudes 2 mm in front of the finished wall. The external frame is installed on site by another contractor.

Door handle and key plate are not factory fitted.

The door leaf is supplied through a lock box with a locking system that locks with a padlock. The locking system is not anti-theft but prevents direct access to the bathroom during the construction period.



On corners where there is adjacent drywall, the wall of the bathroom pod is fitted with a continuous 2 x 40 mm filler bevel, where reinforcing fabric over the wall assembly can be installed and filled.

External visible corners are provided with a steel putty edge to ensure straightness of the corners.



The bathroom pod is delivered with a plywood panel in front of the door hole. The door plate is hinged and serves as a temporary door. The door plate is closed with a padlock. The door panel is split in two so that a lower part of approx. 200 mm in height and the full width of the panel can be removed without removing the rest of the door panel. The purpose of this is to allow the carcass installer to check the drop in the bathroom door opening after installation and for the carpenter to check the floor height of the bathroom and coordinate this with his floor heights when laying wooden floors outside the bathroom. If a door is supplied, it is equipped with a padlock system that prevents access to the bathroom during the construction period.

Bathroom pods are supplied with 4 wooden blocks 150 x 150 x 150 mm attached to the underside of the pod base. These are removed immediately before installation.



The bathroom pod is equipped with 3 lifting points. These consist of a 20 mm wire strap attached to the main reinforcement of the walls.

During installation, the installation contractor screws the supplied wire straps to the inset and the pod is ready to be hoisted into place in the building.



  • Installation of the bathroom pod including crane.
  • Sealing between the bathroom pod and adjacent walls and against the deck.
  • Insulation under the bathroom pod, if necessary.
  • Plastering of walls after screws for packaging and any installation damage. Possibly fine levelling, depending on the type of further paint treatment.
  • Exterior door frames.

  • Closure at the floor between the floor tile in the bathroom pod and the external floor.

  • Connection of electrical installation.
  • Exterior electrical equipment.

The first bathroom pod in the production process is accelerated in production and used as a reference pod. Bad Element invites the client, consultants and contractor to inspect it at the factory.

The purpose of the reference pod is to establish that the contractually agreed services have been delivered and that this has been carried out in accordance with the production drawings prepared by the manufacturer and released by the consultants, as well as to approve the quality of the craftsmanship.

Bad Element prepares a reference pod report, and based on the released drawings and this report, the bathroom pod is released for production. The release also includes variants and other types within the same project.
