Building Information Modelling (BIM) is the innovative process through which many modern buildings are developed. It is a collaborative and informative process that involves all parties in the building project, and using the latest 3D technology, it is possible to visualise the finished building and simulate construction and technical processes.

The 3D model serves as an information simulation and analysis tool for consultants and contractors during the construction of the building prior to assembly. When handed over to the operational level, the 3D model creates valuable references for operational and maintenance information for the building and its assets.



How we work with BIM modelling


1. Programming

We hold information meetings about our standard service shaft solutions in order to incorporate the solutions into our customers’ building programmes.

2. Conceptual design

We deliver proven standard service shaft solutions in 3D IFC models.

3. Detailed design

Our standard service shaft solutions in 3D IFC models are customised for the final execution project.

(We can create new types of service shafts in 3D IFC models specifically customised for each individual building)

4. Analyses

We analyse and quality assure our 3D IFC models in the overall 3D BIM model of the building, including any collisions with other building parts.

5. Documentation

We provide the following documentation:

  • Service shafts in 3D IFC format
  • Quality assurance reports of our design and production
  • Installation manual
  • Operation and maintenance manual
  • Documentation for service shafts, e.g. certification for Nordic Swan Ecolabelling, DGNB or BREEAM
6. Conceptual design

We use our 3D models to generate a BOM list (Bill Of Material), purchase the exact number of materials for each project and produce our service shafts in high quality with minimal waste.

At our factory, we always create a prototype for each new type of service shaft. Quality assurance is carried out in cooperation with our customers and their stakeholders.

7. 4D/5D construction

4D BIM adds time-related information to 3D BIM models to enable detailed planning of the construction process.

5D BIM adds costs to BIM components to help calculate total project costs.

We can provide data for both 4D and 5D.

8. Construction logistics

Our service shafts are delivered and installed in parallel with the construction of the shell. They can also be delivered as an integral part of the modular bathroom pods.

The overall construction time of the building is reduced, and logistics, errors and defects are significantly improved by having fewer workers and materials on site.

The risk of accidents and poor working environment in shaft areas is significantly reduced.

9. Operation and maintenance

We ensure optimal and consistent operation and maintenance of our proven service shafts.

All installation components are CE labelled and delivered in accordance with applicable laws and standards.

10. Dismantling

Our service shafts can be dismantled when demolishing a building, and all installation components and steel can be recycled.

11. renovation

We supply service shafts for renovation, where with good planning we can avoid rehousing of residents, as a service shaft for renovation can be installed and commissioned in one day.

This includes securing the building against possible fire, as the hole drilling for service shafts is closed on the same day.
